Montana Out-of-State Licensing Requirements

The Montana Board of Realty Regulation does not offer formal licensing reciprocity. However, if you’re a real estate agent licensed in another state and wish to sell real estate in Montana, you can apply for a license through the Out-of-State Licensee/Waiver Process. You’ll need to apply for licensure, take the state portion of the Salesperson exam, and pay the appropriate fees.

You can find the real estate salesperson license application in the online portal through the Montana Board of Realty Regulation website. When completing the application, you’ll be prompted to submit your out-of-state licensing history. You’ll also be required to show that you’ve passed the Montana Real Estate Exam.

Montana License Portability and Reciprocity

Montana does not offer reciprocity, but you may qualify for a Montana real estate license by following the Out-of-State Licensee/Waiver Process:

The following documents and additional forms are required in addition to the basic application. Some documents may be submitted directly by the applicant as part of the application. Others, such as transcripts, may need to be sent to the board directly from the source.

Salesperson:

  1. Exam results of passing the Montana state portion of the Salesperson examination.

  2. Official license verification from states and jurisdictions in which the applicant holds or has ever held a professional license of any type.

  3. If you answered yes to discipline questions, include a detailed explanation on the event(s) and documentation from the source (licensing board, federal agencies/programs, or civil/criminal court proceedings such as initiating/charging documents, final disposition/judgement documents, etc.).

  4. Submit the appropriate application fee.

Broker:

  1. Exam results of passing the Montana state portion of the Broker examination.

  2. Completed transaction sheets supplied by the board. Additional copies can be made as needed. No other form or computer printout will be accepted.

  3. Official license verification from states and jurisdictions in which the applicant holds or has ever held a professional license of any type.

  4. If you answered yes to discipline questions, include a detailed explanation on the event(s) and documentation from the source (licensing board, federal agencies/programs, or civil/criminal court proceedings such as initiating/charging documents, final disposition/judgement documents, etc.).

  5. Submit the appropriate application fee.

Tips, facts, & helpful documents for Montana licensing.

  • You’ll need to find a sponsoring broker in order to get licensed as a Montana real estate salesperson.

  • The license application fee is $80, and you can apply here.

  • You’ll need to take and pass the Montana state portion of the Salesperson Exam. Scheduling is done through Pearson VUE’s website.

  • On the licensing application, you’ll need to answer questions about your criminal history. For every “yes” answer provided, you will receive a request for specific information or documents associated with the question.

  • According to the Montana Board of Realty Regulation, a person may not engage or conduct business in the capacity of a real estate salesperson until they have received a license from the Montana Board of Realty Regulation.
