Fair Housing in Massachusetts
Understanding and abiding by fair housing laws is part of your responsibility as a real estate professional. The public expects and deserves competent, unbiased actions based upon thorough knowledge.
However, federal definitions of “protected classes” expand and change. As you learn about and review protected classes and fair housing laws throughout this course, you'll become better equipped to act with honesty, competence, and intelligence in serving your clients and customers.

But open houses aren't the only safety risk real estate professionals face. Due to the nature of the business, licensees face more risks than the average professional. With a few strategies, common sense, and intuition, you can protect yourself, your family, and your business.
This two-hour course walks you through the steps involved in planning for and hosting a successful open house, including safety aspects to consider. We also look at safety concerns for real estate professionals.

USDA/Rural Loans
The U.S. Department of Agriculture (USDA) loan program isn’t as well known as the FHA loan, but maybe it should be.
What is the USDA loan? It’s a 15- or 30-year fixed rate loan available to low-income and moderate-income rural and suburban homebuyers. Contrary to what many assume, USDA loans aren’t just for farmers and you may be surprised at what consistutes "rural" for qualifying purposes.
As with VA loans, USDA loans are issued by approved lenders and guaranteed by the government—in this case, the Department of Agriculture.
This course offers a thorough look at the ins and outs of the USDA rural development lending program—covering everything from income eligibility to property criteria—so that licensees can help their clients understand and navigate this unique road the home ownership.

Environmental Issues
Environmental issues for properties can derail a transaction, cause safety issues for the occupants, hinder certain uses of a property, and leave licensees open for litigation for failure to disclose, negligent representation, and anything else the lawyers can dream up.
This three-hour course helps licensees take a proactive approach to understanding what environmental issues may need to be addressed, such as testing and remediation. It also covers compliance requirements that may impact a property’s sale and subsequent use.
The course meets Massachusett’s continuing education requirement for real estate licensees to increase their knowledge and understanding of environmental issues in real estate.
This course covers:
- The relationship between caveat emptor and required disclosures
- Circumstances by which certain disclosures must be made
- Environmental hazards impacting the interior of a property
- Environmental hazards on property grounds and surrounds
- Laws and regulations related to environmental issues.
1031 Tax-Deferred Exchanges
At some point in your career, a transaction may involve a property that’s part of a tax-deferred exchange. When this happens, will you be ready to guide your client through the process and ensure they meet the critical deadlines? By using an appropriately formed exchange, an investor can defer paying taxes on the profit from one investment and instead use all of the profits to fund another investment. An understanding of the basics will help licensees when working with investors who plan to use one or more properties in a 1031 tax-deferred exchange.
This two-hour course helps licensees become more comfortable with guiding clients through a 1031 tax-deferred exchange transaction and ensuring critical deadlines are understood and met.

Code of Ethics (2.5 hrs, not for CE)
Aligned to the requirements of the current NAR cycle, this 2.5 hour course provides a careful review of the National Association of REALTORS®’ Code of Ethics and Standards of Practice. The code outlines the ethical duties all REALTORS® agree to follow as part of the membership. NAR says these duties “provide a high level of service and professionalism to clients/customers and are the key factor separating REALTORS® from all other real estate practitioners.”
Beyond reviewing all parts of the code, you’ll also take a close look at recent revisions and real-life examples relating to various articles, and we’ll examine the benefits of mediation over arbitration. This version of the course has NOT been approved for CE credit. Also, in order to provide information to your local REALTOR® Association and facilitate reporting of the NAR Ethics requirement, please enter your NRDS ID (NAR membership ID) on the course affidavit upon completion of this course.

Renewal Date: Every two years
Hours Required: 12 module hours
Seat Time: The Massachusetts Real Estate Commission requires that all students spend a minimum amount of seat time engaged in the course content. Our online course delivery system manages this requirement for you.

Reporting: The state does not require schools to report course completions.
Expiration Date of Course: Course expiration dates vary by course but are generally one year after order date. Each individual course will have an expiration date listed in your account.
Final Exams: Passing a final exam is not required to receive continuing education credit in Massachusetts, therefore our system is set up so that final exams do not have a minimum passing score.
Certificates: Immediately upon real estate course completion, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your renewal application to determine if you need to submit your certificate(s) of completion with your renewal. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.
