4 Steps Toward Getting A New York Broker License

How to Become a Real Estate Agent in New York

Requirements:

  • Be 20 years old

  • Have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field or a combination of both

  • Meet the minimum points required for the experience type (e.g., buying and selling your own property, managing property owned by your employer)

  • Prior to submitting your application, submit all proposed business names, in writing, to the Division of Licensing Services for approval. Upon approval of the name you wish to use, you must then file the appropriate document with either the respective County Clerk’s office or the NYS Department of State, Division of Corporations.

New York Pre Broker & Remedial Steps List

Complete 75 hours of approved Pre-Licensing education.

Successfully complete an approved 75 clock hour Pre-Licensing broker course in addition to having previously completed the 77 clock hour Pre-Licensing salesperson course (152 total hours of qualifying education).

If you have received a degree from a university with a major course of study in real estate, or have a current license in another jurisdiction but are seeking licensure in New York, please see the Department of State Division of Licensing website for the education and examination requirements in detail for your specific situation.

Pass the course final exam.

After you complete all the course materials, there is a course final exam. The minimum passing score is 70%. You must take the final exam in the presence of a proctor, so you’ll need to schedule an appointment with a proctor in advance. All final exams must be taken with a proctor in the state of New York. Course completions are valid for 8 years and must be used to obtain a license or they will expire and have to be retaken.

Pass the New York real estate broker examination.

The exam is multiple choice and based on the 77 hour and 75 hour Pre-Licensing curriculum. You will have 2.5 hours to complete the exam. More information can be found here.

Complete the application.

Upon passing the New York real estate broker exam, complete your application utilizing eAccessNY.
