How to Become a Real Estate Agent in New York

Requirements:

  • You must be at least 18 years of age.

Complete Approved Pre-Licensing Education

If you intend to apply for a license you must successfully complete an approved 77 clock-hour NY pre-licensing salesperson course. Learn more about your package options here.

If you have received a degree from a university with a major course of study in real estate, or have a current license in another jurisdiction but are seeking licensure in New York, please see the Department of State Division of Licensing website for the education and examination requirements in detail for your specific situation.

Pass the Course Final Exam

After you complete all the course materials, there is a course final exam. The minimum passing score is 70%. You must take the final exam in the presence of a proctor, so you’ll need to schedule an appointment with a proctor in advance. All final exams must be taken with a proctor in the state of New York. Course completions are valid for 8 years and must be used to obtain a license or they will expire and have to be retaken. Once a Pre-Licensing course has been applied towards a license, it will not expire and can be used for upgrade.

Pass the New York Real Estate Salesperson Examination

You will have 1.5 hours to complete this multiple choice exam based on the 77 hour Pre-Licensing curriculum. More information can be found here.

Select a sponsoring broker.

After passing your licensing exam, you must become associated with a current and active sponsoring broker. This broker will be a career and education mentor providing you with an inside view into the day-to-day operations of a real estate agent.

Here are some questions to consider when searching for the right broker:

  • What is their reputation, both locally and nationally?

  • What kind of real estate agents are they looking for?

  • Are they technologically advanced and up-to-date with the latest systems?

  • How do they support their agents with education and training?

  • What kind of commission structure do they offer?

  • Do they offer benefits?

  • Do they provide their agents with leads and marketing material?

  • Is there room to grow with the brokerage?

Complete the Real Estate Salesperson License Application.

Once you pass the New York Real Estate License exam, complete all licensing requirements and find a sponsoring broker, complete your application utilizing eAccessNY account.
