For buyers and sellers, home inspections can loom large—potential deal-killers wrapped up in mystery, worry, and even suspicion. Helping your clients understand the home inspection process—from the inspector’s role, to your role, to their role—can reduce some of that anxiety. This means you need to be prepared to address the importance of an inspection contingency, explain disclosure obligations, manage expectations, understand common inspection-related issues, and recommend specialized inspections as needed to protect your clients and yourself.

For instance, maybe you have a client who wants to buy a home in Maricopa County, but she’s worried about the risk of fissures. Or maybe your investor client wants to snap up a foreclosed property in Phoenix, but it shows signs of water damage and neglect. Or maybe you have a client who wants to unload a property riddled with subterranean termite damage.

Every home inspection is different—each property has its own issues, and each client has his own set of unique concerns and demands. Properly educating buyers and sellers on the inspection process and any resulting negotiations can reduce nerves and build confidence.

State Requirements For Arizona

Renewal Date: Every two years on the last day of the month in which the license was originally issued.

Hours Required by the State: 30 hours

Reporting: The state does not require schools to report course completions.

Expiration Date of Course: Course expiration dates vary by course but are generally one year after order date. Each individual course will have an expiration date listed in your account. 

Certificates: Immediately upon real estate course completion, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your renewal application to determine if you need to submit your certificate(s) of completion with your renewal. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.

Final Exams: Final exams must be passed with at least an 80% and may be taken as many times as necessary in order to pass.

License Renewal Process: The process to renew in this state is to log in to the licensing system online and follow the prompts to renew.

Student Verification: ALL students are subject to random verification audits to prove student identity throughout each course.

Max Hours in a 24-Hour Period: Students will not receive credit for more than 9 hours of continuing education in a 24-hour period. Our online course delivery system manages this requirement for you.
