This course provides 3 hours of instruction in appraisal valuation processes continued education for appraisal professionals. Topics include how to use the sales comparison approach, the cost approach, and the income approach. This course also dives into considerations for highest and best use, which gives appraisers techniques for deciding which approach should hold the most weight in an appraisal calculation. To wrap this course up, special and emerging appraisal techniques are also covered.
This course does not meet the 2026 Real Property Qualification Criteria (Criteria) required education on valuation bias and fair housing laws and regulations.
Colorado State Requirement Details for Licensed and Certified Appraiser Continuing Education
Renewal Date: An initial license is valid through December 31st of the year of issuance. Appraisers of all license levels who renew their credential will be issued a two-year license. Renew between November 15th to December 31st of each year prior to the expiration date on your license.
Hours Required by the State for renewals prior to January 1, 2026: 28 Hours
Hours Required by the State for renewals on or after January 1, 2026: 28 Hours
Beginning January 1, 2026, a Valuation Bias and Fair Housing Laws and Regulations course will be required for Continuing Education. The first time a Licensee completes the Continuing Education requirement for this course, the course length must be 7 hours. If a Licensee successfully completed an 8-hour course as part of their Qualifying Education, they have satisfied this requirement. Every 2 calendar years thereafter, the course length must be at least 4 hours. This new course requirement is included in the 28 total hours for a 2-year renewal.
Note: For Initial Licenses issued before July 1st of any year, Licensees must complete 14 hours of Continuing Education as a condition of renewal before the initial license expires on December 31 of the year of issuance. For Initial Licenses issued on or after July 1st of any year, there will be no Continuing Education requirement as a condition of renewal.

Reporting: The state does not require schools to report course completions.
