Delaware Agency and Fair Housing (Module 1)

When interacting with clients and customers, licensees must possess a thorough understanding of all state and federal laws that apply to agency and fair housing. The purpose of this course is to ensure that licensees not only understand these laws but can apply them to specific situations that arise when interacting with clients and customers.

To maintain their license, Delaware real estate professionals must complete 21 hours of continuing education, composed of seven core modules. This course fulfills the state's Agency and Fair Housing (Module 1) requirement.       

Course highlights include:

  • A review of the Consumer Information Statement, an important form that, in accordance with Delaware law, must be given to consumers who are looking to buy or sell residential property
  • An explanation of the differences between statutory and common law agency relationships
  • Explanation of imputed knowledge and vicarious liability

  • A review of federal and state fair housing laws

Ethics at Work (Module 2)

There’s a reason real estate agents often rank among the least trusted professionals in the U.S. But what can you do to improve the public’s perception? And what should you do when you run into an ethical dilemma or into a licensee who’s not behaving ethically? As a real estate professional, you can help raise the bar and improve the reputation of the industry. You can lead by example.

Aligned to the requirements of the current NAR cycle, this course will empower you to recognize and respond to ethical dilemmas, inspiring consumer confidence. For answers to ethical dilemmas, we’ll look to several articles of the National Association of REALTORS® Code of Ethics, and draw from real-life ethical scenarios. In three short hours, you’ll be better prepared to exemplify the professionalism and cooperation that’s the true foundation of the real estate industry.

Course highlights include:

  • Meets both regular ethics renewal requirements and new licensee ethics course requirements

Real Estate Documents (Module 3)

A veteran broker once said, "No one ever failed in this business because of the paperwork." It's true: Real estate is a relationship-based business. However, to protect consumers and yourself, knowing how to manage the paperwork--whether it's cotton bond and ink or bits and bytes--is integral to your role. Maintaining detailed and organized records, even for transactions that don't close, not only satisfies regulatory requirements, it also protects your license. It proves you did what you were supposed to do when you were supposed to do it.  

We can't do anything about paper cuts, but if you're ready to become more comfortable selecting and using documents to ensure on-time, accurate, and litigation-free real estate transactions, let's do this.

Whether you’re a seasoned broker or newly licensed salesperson, this course will help sharpen your understanding of state-specific responsibilities and legal obligations.

We’ll cover everything from supervising licensees and implementing policies to advertising law, fair housing protections, and avoiding liability through smart office management. You’ll also explore how to handle forms, contracts, and communication in ways that align with Delaware law and reduce risk.

The purpose of Delaware Office Management is to ensure that you are better equipped to protect your clients, your license, and your reputation, all while helping your office run smoothly and stay in full compliance with the Delaware Real Estate Commission.

Federal and state legislation and regulatory decisions have a significant effect on the real estate industry and licensees’ practice as real estate professionals. To protect licensees and their clients, they must understand the laws and regulations connected to real estate. This course reviews pertinent legislative updates, government initiatives, and real estate-related programs that impact real estate licensees and the consumers they serve.

Property Inspection Issues (Module 6)

The inspection period is a big hurdle to jump over on the way to closing. The inspector’s job is to call out defects. The buyer agent’s job is to negotiate repairs. The seller agent’s job is to mitigate damage. It can sometimes be hard to hold a deal together.

Protecting your buyer as a buyer’s agent means understanding the importance of the home inspection contingency and its deadlines, and identifying the need for specialized inspections.

Protecting your seller as the listing agent means helping the seller understand disclosure obligations, prepare for the inspection, and respond to a buyer’s reasonable repair requests.

Check Your Bias and Fair Housing Practices (Module 7)

In this course, you’ll learn about the history of housing discrimination and its lasting impact in order to better understand why fair housing laws are necessary. You’ll review the federal laws that provide protection against housing discrimination and what actions are prohibited and required by these laws in the business of real estate. This will include reviewing the personal characteristics—race, color, religion, national origin, sex, familial status, and disability--that federal law protects from discrimination in housing. Besides these federal protections, there are state and local government fair housing laws that protect additional personal characteristics from discrimination in housing and you’ll find out where to get more fair housing information for your clients.

You’ll also learn some best practices for fair housing marketing and some strategies to avoid steering and making assumptions based on stereotypes. You’ll role play some scenarios to practice interrupting any implicit biases so that consumers are treated with equal concern, respect, and fairness. By allowing consumers to choose which communities/neighborhoods they want to live in, you can do your part to uphold fair housing laws and end housing discrimination.

Delaware State Requirement Details for Real Estate Continuing Education

Renewal Date: 4/30 every even-numbered year

Required Content for First Renewal:

  • If you are a newly-licensed Broker or Associate Broker or if you are a Salesperson licensed by reciprocity, the content of your CE must be based on the required Module Course Contents.

If this is your first renewal, and you hold a:

BROKER, ASSOCIATE BROKER, SALESPERSON LICENSE

Newly-licensed Salespersons are required to complete four modules of continuing education (CE) within the first 90 days of licensure. Licensees will be required to attest on their first renewal application that they have completed this coursework. If you are a newly-licensed Salesperson who was not previously licensed in another jurisdiction, the content of your CE must meet the following requirements:

Required by the State for Subsequent Renewals: 21 hours

  • 3 hours in Module 1 (agency and fair housing)
  • 3 hours in Module 2 (professional standards)
  • 3 hours in Module 3 (real estate documents)
  • 3 hours in Module 4 (office management)
  • 3 hours in Module 5 (legislative issues)
  • 3 hours in Module 6 (practices of real estate)
  • 3 hours in Module 7 (electives)

Note: courses approved for Modules 1 – 6 automatically qualify for credit for Module 7

Certificates: Immediately upon real estate course completion, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your renewal application to determine if you need to submit your certificate(s) of completion with your renewal. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.

Final Exam: Final exams must be passed with at least a 80% and may be taken as many times as necessary in order to pass.

Seat Time: The Delaware Real Estate Commission requires that all students spend a minimum amount of seat time engaged in the course content. Our online course delivery system manages this requirement for you.

License Renewal Process: The process to renew a license in Delaware is to log in to the licensing system online and follow the prompts to renew.
