Every year, the U.S. Department of Housing and Urban Development (HUD) HUD investigates complaints of housing discrimination based on race, color, religion, national origin, sex, disability, or familial status. HUD’s Office of Fair Housing and Equal Opportunity, along with its partners in the Fair Housing Assistance Program, investigate approximately 10,000 housing discrimination complaints every year. 

This three-hour course reviews the federal fair housing laws and the D.C. Human Rights Act of 1977, discusses the protected classes and traits under each, and examines the numerous activities that constitute unlawful discriminatory acts in housing. This course meets the District of Columbia's mandatory requirement for CE on Fair Housing topics.       

Course highlights include:

  • A review of the federal Fair Housing Act and related federal laws that prohibit discrimination in housing based on the seven protected classes of race, color, national origin, religion, disability, familial status, and sex.  
  • A review of the D.C. Human Rights Act of 1977 and related regulations that prohibit discrimination in housing based on 18 protected traits, including race, color, national origin, religion, disability, familial status, family responsibilities, sex, sexual orientation, gender identity and expression, political affiliation, source of income, matriculation, place (of home or business), status as a victim of an intrafamily offense, marital status, age, and personal appearance.
  • A look at actual fair housing case studies from across the United States.
  • A detailed discussion regarding unlawful discriminatory acts, and acceptable and unacceptable wording in advertisements and other communications.
  • A look at the federal and D.C. processes for filing fair housing complaints, including the applicable penalties for federal and D.C. violations.
  • Activities and examples to seal in the new information and frame it in everyday context

Renewal Date: 2/28 every odd-numbered year

Reporting: Effective 04/01/2021, OPLA ceased operations for their course reporting system for all schools. LICENSE RENEWALS MUST STILL BE COMPLETED ONLINE on time.  Completion of required continuing education hours will be attested to in the license renewal process. Course completion reporting will resume at a later date.  OPLA may audit continuing education compliance for licensees at any time. Please complete your CE as usual and renew online by 2/28/2025.

Expiration Date of Course: The District of Columbia provides that a course must be completed within 3 months from the date of purchase.

Final Exams: Final exams must be passed with at least a 70% and may be taken as many times as necessary in order to pass.

Certificates: Immediately upon real estate course completion, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your renewal application to determine if you need to submit your certificate(s) of completion with your renewal. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.

Duplicate Courses: Please note that a licensee (active or reinstatement) will NOT be given credit on transcripts for taking the same course(s) within the same cycle.

CE Exemptions: Newly licensed brokers, salespersons and property managers are exempt from taking CE courses for the remainder of a licensing cycle during which their license is obtained, but are required to renew the license when that first cycle ends.  CE credits taken by (new) licensees do not roll over and cannot be carried forward into the next cycle.

License Renewal Process:  The process to renew in this state is to log in to the licensing system online and follow the prompts to renew.
