This course provides three hours of continued education in recognizing and combating implicit bias and racial discrimination, which satisfies a portion of the continued education needed for appraisal licensure in the state of Maryland. The course covers the history of fair housing and an overview of racial bias in the nation and Maryland. Topics include introductions to redlining, steering, ad blockbusting, cultural competency, and the effects of bias in appraisals. Appraisal professionals will also learn how to recognize bias in appraisals, contribute to continuing efforts to address bias, and take action to ensure fair and equitable appraisals.
This course does not meet the 2026 Real Property Qualification Criteria (Criteria) required education on valuation bias and fair housing laws and regulations.
Renewal Date: 3 years, based on date of license issuance
Hours Required by the State for renewals prior to January 1, 2026: 42 Hours
Hours Required by the State for renewals on or after January 1, 2026: 42 Hours
Beginning January 1, 2026, a Valuation Bias and Fair Housing Laws and Regulations course will be required for Continuing Education. The first time a Licensee completes the Continuing Education requirement for this course, the course length must be 7 hours. If a Licensee successfully completed an 8-hour course as part of their Qualifying Education, they have satisfied this requirement. Every 2 calendar years thereafter, the course length must be at least 4 hours. This new course requirement is included in the 28 total hours for a 2-year renewal.

Reporting: The state does not require schools to report course completions.
Expiration Date of Course: Course expiration dates vary by course but are generally 6 months after order date. Each individual course will have an expiration date listed in your account.
Certificates: Immediately upon appraisal course completions, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your renewal application to determine if you need to submit your certificate(s) of completion with your renewal. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.

Note: an appraiser may not complete more than 8 hours of continuing education in the same calendar day.
